Defend Rio Mar
We won the case. We prevented 777 timeshares from being built in Rio Mar. The court recognized the easements that protect Rio Mar's golf, tennis, and beach amenities. Years later, the court’s orders still haven't been enforced — and our legal counsel tells us the deadline to ask the court to enforce them is May 2027.

The Win
What we already accomplished.
Between 2008 and 2022, owners from Clusters 1 and 2 — supported by EcoRed, Inc. (which merged with Comunidades Costeras in 2016) and Rio Mar Residents — took the Developer to court to defend the easements that protect Rio Mar's golf course, tennis center, and beach club from being replaced by 777 timeshare units.
We won at every level. In August 2021, the Court of Appeals affirmed that our easements are valid, perpetual, and cannot be eliminated. In 2022, the Supreme Court of Puerto Rico declined to hear the Developer's appeal. The case is final.
The 777 timeshares were stopped.
Why The Fight Isn't Over.
Didn't we already win? Why do we have to do anything else?
The case is final. The ruling is permanent. But the work the developer did before the ruling — damage to facilities, alterations to the golf course — has not been undone. And the court order that protects Rio Mar has not been enforced.
In June 2024, the Rio Mar property changed hands. The new owner, LionGrove, purchased the property in 2024 — and inherited the court ruling that runs with it. But four years after we won, the damage has not been repaired.
Left alone, judgments fade. And a Developer who believes no one is watching has every reason to test what they can still build on land we already fought to protect. Without enforcement, we risk going back to ground zero — the same fight, the same threats, the same towers we already stopped once.
We didn't win this case to let it expire on a shelf.
The Clock is Real
The court orders that protect Rio Mar's amenities is standing — but unenforced. The developer has had years to comply. They haven't.
The deadline to ask the court to enforce its own ruling is May 2027. Acting before that deadline is the fastest, surest path to enforcement — and the strongest signal we can send that this community will not back down.
